When booking and staying at the hotel, please read our T&C’s carefully as you will be bound by them.


Bookings Terms & Conditions.

Subject to availability. By clicking on the book button (or similar), you agree to the following terms and conditions.



Reservations are subject to availability and actual pricing at the time of booking.

All quotes are valid for 24hrs only. Any verbal quote given is an estimate only of price, which will be subject to written advice on confirmation of reservation.

All accommodation bookings must be guaranteed at the time of reservation by provision of Valid Credit Card details. Booking from swanvalleypartments.com.au or swanvalleyluxeapartments.com.au (or related sites) will be charged immediately, however may be refunded as needed in consideration of the advertised and agreed cancellation policy.

By providing valid credit card details, you warrant that you have the authority to use the credit card and you authorise Swan Valley Serviced Apartments to charge the cost of your booking to the credit card.

As reservation is confirmed once payment has been made and confirmation number has been provided.


Cancellations \ Refunds

Bookings on Best Flexible Rate – Bookings may be changed or cancelled without penalty up until 72 hours prior to the standard posted arrival time of 3pm. Pre-paid bookings will be entitled to a full refund, if cancelled outside of this period.

Bookings on Advanced Purchase or Non Refundable Deals – Bookings are confirmed once booked and may not be cancelled or amended. Refunds or credits are not available for this booking.

Bookings on Multi Night Rates (2 to 28 Nights) – Bookings are confirmed once booked and may not be cancelled or amended. Refunds or credits are not available for this booking.

There will be no refunds if your stay is cut short for any reason.


Check in and check out.

Standard check- in time is 3.00pm. The name of the booking (or nominee) must be the person checking in and must be 18 years of age or older. Valid ID is required on arrival and the credit card used for payment is required to be present at check-in for verification purposes.

Standard check- out time by 10.00am. Failure to depart the room by this time, may incur an additional night’s stay.

For guaranteed arrival prior to 3pm, a room must be reserved from the previous night and therefore includes an additional nightly charge.

If you are due to arrive after 5pm on the posted day of arrival, please contact the property to receive after hours arrival procedures.



Additional persons (including infants) will incur an additional charge, if not already reserved in the confirmed booking.


General terms and conditions

On arrival, guests will be required to provide a valid credit card deposit and photo identification to be used as a bond for your stay.

We also reserve the right to evict any guests from the property if we feel the property is being / will be damaged / misused / or is being used in an unsafe way. NO REFUNDS will be given if evicted.

Additional cleaning fees may apply as required. We kindly request that you maintain a reasonable level of cleanliness throughout your stay and upon your departure. In the event of your room or apartment requires additional cleaning time due to the condition you/the guest leave the room or apartment in you will incur a charge for the cost of extra hours spent by housekeeping.

The consumption of drugs or other illicit activities in apartment \ building is strictly prohibited and may result in termination of booking, dismissal of guest without a refund and legal prosecution.

All our premises and surroundings are STRICTLY NON – SMOKING. An additional minimum charge of $200 cleaning fee will be charged.

Pets are not allowed in the building, except for registered service animals.

The bin area is in the basement, next to the entrance of the garage gate. Please refrain from disposing your rubbish in the neighbouring bins.

For the enjoyment of all guests, noise restrictions apply after 9pm. Excessive noise is not tolerated.

The number of guests must not exceed the number stated on the booking confirmation notice or subsequently agreed in writing or email.

Lost or stolen keys will incur a $200 fee. Attempts will be made to contact the guest who will be given the opportunity to return keys taken. Failure to do so will result in the fee being charged to their credit card.

Apartment degradation (such as vomit, bodily wastes) a $200 cleaning fee will be charged, plus any professional floor cleaning charges at cost, plus a daily room tariff equal to the daily tariff that we would charge if the room was available to be let or any other rate that may be agreed to by the management, in accordance with business demand on the day, until the said room has been returned to its saleable condition

The breach of any of the above conditions may result in immediate termination of rental and charges.

Secure undercover car parking is available onsite and is complimentary for one car. Additional parking may be sourced in the nearby street parking. 

We do not provide daily room service. Please feel free to contact our reception if you need any additional assistance.


Party Policy

Zero tolerance party policy.

We have a strict NO GATHERING/ NO PARTY POLICY and only registered overnight guests are always allowed on premises (limits apply).  Please be mindful that this is a residential area and aside from other guests, we also have neighbours. Noise from balconies can easily travel because of the narrowness of the street, and therefore we ask you to take particular care in using your outdoor spaces.

In the interest of quiet enjoyment and respect for all guests at the motel, a no party policy applies to all guests staying at the property.

Noise is to be kept to a minimum from 9pm until 8am. Should we receive a complaint regarding noise/disturbance you will be given ONE warning with a minimum fee of $200.00 imposed that will be deducted from your bond or credit card, after which any further complaints will lead to eviction with any refunds.

No group congregations in individual guest rooms are permitted or tolerated. Immediate eviction with no refund applies to any breaches of this policy.

Any actions leading to the need for a security attendance, a minimum fee of $200.00 will be charged to your account.

Please note security guards patrol the premises on a regular basis to deter noise pollution. Should you receive a noise warning from a patrol guard this will result in an instant minimum $200.00 penalty that will be deducted from your bond or credit card. Should security intervention be required for a second time you will be removed from the property.

Should you require an after-hours call out due to being locked out of your room or apartment a minimum $200.00 penalty will apply that will be deducted from your bond or credit card. This is to cover security & after hours call out fees.


Cooking & Fire​ Alarms

Due to Fire regulations, Management must be aware of number of guests in rooms.

No candles or open flames are permitted.

Should the Fire Alarm be activated, the cost of Emergency Services attending, will be charged to the guest.
